Most homeowners buy a heating tune-up without ever knowing what happens during it, and some companies sell a very thin version. Here is the actual list of what gets tested on a gas furnace and on a heat pump, why it happens in the fall, and what maintenance cannot do.
Why this happens in October and not in January
A heating system spends roughly six months sitting idle. Dust settles on a flame sensor. A condensate trap dries out and hardens. A section of flue liner rusts quietly. A capacitor that was already marginal in March drifts further out of spec. None of that announces itself. The system fires on the first cool night and seems fine, because a mild evening asks it to run for ten minutes. The failure surfaces later, on the coldest night of the year, when the equipment is finally asked to run for hours at a time. That is the pattern behind most no-heat calls we take in January.
Timing matters for a practical reason too. In October a cracked heat exchanger or a failing inducer motor is a scheduling problem. Parts can be ordered, options compared, financing considered, and a replacement planned during a normal week. The same finding at eleven at night during a single digit cold snap becomes an emergency decision with the house dropping a degree an hour. We would rather deliver bad news in the fall when you have room to decide than in February when you have none. Nothing about the work changes. Only the amount of choice you get changes.
On a gas furnace: combustion, venting and the heat exchanger
The safety half of the inspection is the half nobody should skip. Combustion analysis means putting a calibrated probe into the flue while the furnace runs and reading what is actually coming out of it: oxygen, carbon dioxide, carbon monoxide in parts per million, stack temperature and combustion efficiency. Numbers outside the expected range point at a specific cause, whether that is dirty burners, a restricted flue, incorrect gas pressure or a combustion air problem. We also check carbon monoxide in the living space and not only in the flue, because an appliance can read acceptable at the vent and still spill into the house.
The heat exchanger gets a direct inspection, because that steel wall is the only thing separating combustion gases from the air blowing into your bedrooms. That means a visual check with mirror and light, and a camera where access is poor. Draft and venting follow: proper draft at the diverter or the inducer, an intact flue with correct pitch and no separated joints, and on high efficiency furnaces clear PVC intake and exhaust terminations with no nests or blockage. Manifold gas pressure gets measured against the rating on the nameplate rather than assumed, since incoming supply pressure varies from house to house.
On a gas furnace: ignition, safeties and airflow
Then come the parts responsible for most no-heat calls. The flame sensor, a thin metal rod that sits in the flame and proves it is burning, gets cleaned, because a light oxide film is enough to make a furnace light and then shut down five seconds later, over and over. Hot surface igniters get tested for resistance so a weak one can be replaced before it cracks. Every safety control gets verified rather than assumed: the high limit switch, the rollout switch, the pressure switch and the flame proving circuit. Those devices shut the furnace down when something is wrong, and a failed or bypassed safety is dangerous.
Airflow is the last piece and the piece most often skipped. We measure temperature rise, the difference between return air and supply air, and compare it against the range stamped on the furnace nameplate, frequently something like 30 to 60 degrees. Rise above the range means not enough air is moving across the heat exchanger, which overheats it and shortens its life. Rise below the range means too much air. The blower wheel gets checked for dust buildup, since a loaded wheel quietly gives up a large share of its airflow. Filter size, filter condition and the return air path get looked at alongside it.
A heat pump is a different inspection
A heat pump has no combustion, so the safety and venting section is replaced with refrigeration and controls work. Charge is verified in heating mode, which is genuinely not the same test as the summer one. Outdoor coil condition, indoor airflow, pressures and temperatures all shift when the cycle reverses, and a system that measured acceptable in July can read low in December. Defrost operation gets tested rather than trusted, which means the board, the sensor and the cycle itself, because a heat pump that cannot shed frost from the outdoor coil loses capacity quickly on damp Maryland mornings.
Auxiliary heat staging is where the money is. Electric strip heat is expensive to run, and a heat pump whose thermostat and balance point were never configured properly will call for those strips far earlier and far more often than it should. We confirm what outdoor temperature brings them on, that each stage energizes correctly, and that the system is not running the compressor and full auxiliary heat together except when it is supposed to. The reversing valve, the component that flips the system between heating and cooling, gets checked for clean switching and for internal bypass that would waste capacity all winter.
How this connects to your warranty
Most manufacturers, Carrier included, back new equipment with a parts warranty that carries conditions, and two of them come up constantly. The first is registration, usually required within a couple of months of installation. Skipping it commonly drops a ten year parts warranty down to a much shorter base term. The second is annual maintenance performed by a qualified contractor and documented. Manufacturers reserve the right to deny a claim when a failure traces back to neglect, meaning dirty coils, a clogged filter, or airflow well outside specification. A paper trail of yearly service is what keeps that conversation short.
Keep the documentation regardless of who does the work. A dated invoice listing what was tested, with actual readings on it, is worth more than a checklist with boxes ticked. If you bought a house with newer equipment already in it, it is worth pulling the model and serial numbers off the cabinet and checking registration status, since the previous owner may never have completed it and some manufacturers allow a limited transfer of coverage to a new owner.
What a tune-up will not do
Honesty is worth more here than a sales pitch. A tune-up is not insurance and it does not prevent every failure. A control board can die in December on a system that tested perfectly in October. An inducer motor can seize with no warning at all. Anyone who tells you a yearly visit guarantees a winter without problems is selling something. What maintenance genuinely does is catch the cheap category of problem before it turns into the expensive category, and cut down the failures that come from dirt, drift and neglect rather than from plain bad luck.
The economics are simple enough. A dirty flame sensor cleaned in October costs almost nothing. That same sensor at two in the morning on New Year's Eve is an emergency call. A cracked heat exchanger found in the fall means you get to compare repair against replacement, look at the Pepco and BGE residential rebate programs and financing, and decide during a normal week. Found in February with no heat in the house, most people take whatever is available fastest. Add the airflow and combustion corrections that keep a furnace running at the efficiency it was rated for, and doing this early is an easy call.
