North Brentwood, incorporated in 1924, is one of the oldest African American municipalities in Prince George's County, and much of its original housing stock is still standing and still lived in. Lots are narrow, side yards are tight, and basements are often partial or unfinished.
Ductwork, where it exists at all, was usually added long after the house was framed, which explains a great deal about how these systems actually perform.
Retrofit is the theme in Brentwood. A house framed in 1915 was never designed around a duct system, so the ducts that are there tend to be squeezed into closets, chases, and the space behind a stair, with sharp turns and long skinny runs that cost airflow. What fits in a small Brentwood house with no mechanical room?
Less than a catalog suggests, and that is workable. Where there is no basement or utility room, the practical answers are a compact air handler in a closet, a ductless system with no central equipment at all, or a small horizontal unit in a low attic if the framing will carry it. We measure the space and calculate the load first, then choose equipment that actually fits the house.
My side yard is very narrow. Where does the condenser go?
Manufacturers specify minimum clearance from walls and fences, and on these narrow lots that rules out some side yards entirely. A rear yard pad is usually the better answer. Where the ground truly will not work, a wall bracket can be an option for the smaller outdoor units used with ductless systems. Wherever it lands, the unit needs free air and room for someone to service it.
Will my old electrical panel support a heat pump?
That has to be checked, not assumed. Many houses in Brentwood and North Brentwood still run limited service with a crowded panel, and a heat pump adds a dedicated circuit for the outdoor unit plus another for backup heat. Usually the attic directly above them. A bungalow attic with thin insulation bakes through July and pushes heat down through the ceiling all evening, adding load that no correctly sized air conditioner can overcome by itself. Air sealing the ceiling plane and bringing insulation up to depth costs less than the equipment and makes the equipment work. Inspect the duct up there while you are at it.
My retrofit ducts have very tight turns. Does that matter?
A great deal. Duct threaded through closets and chases after the house was already framed ends up with sharp elbows and long flex runs, and every turn adds resistance. High static pressure means the blower moves less air than its rating, so far bedrooms starve while the room nearest the furnace overshoots. Measuring static pressure comes first, and correcting a few bad turns often solves the whole complaint.
Are window units costing me more than they appear to?
Often, yes. Several units running through August adds up on a Pepco bill, and they still leave back rooms and second floors uncomfortable, because each one cools the room it sits in and nothing past the doorway. One ductless outdoor unit feeding two or three indoor heads generally draws less electricity, runs much quieter, and heats the same rooms through the winter.
Where does condensate go in a partial basement or crawl?
Somewhere with a real path, which these houses rarely hand you. With no floor drain and a shallow crawl space, a condensate pump lifting to a laundry line, sink or exterior discharge is the usual answer. It needs an accessible location, a correctly built trap, and a float switch that shuts the system down before water finds drywall. Skipping that last part is how ceilings get stained.
