We see the same housing stock week after week. Call and schedule

You reach a person, not a queue. We ask what the system is doing, confirm the equipment type and address, and book the visit. After hours no-cooling calls are covered by 24-hour emergency service.

Full diagnosis

The technician works the indoor and outdoor equipment as one system: electrical components under load, refrigerant pressures, airflow and static pressure, condensate drainage, and the thermostat and wiring controlling all of it.

You get the actual cause, what the repair involves, and what it costs before any work starts. If replacement is the better financial call, we show you that comparison instead of burying it.

After the repair we run a full cooling cycle, recheck temperature split and operating pressures, clean up the work area, and leave you documentation of what was replaced and why it failed.

Methodology

How we actually do it.

A repair visit starts with questions, not with a parts list. When did the cooling drop off, does the outdoor unit run at all, is the second floor warmer than the first, when was the filter last changed. The answers narrow things down before a gauge ever touches a service port. From there the diagnosis is measurement based.

We check static pressure across the air handler, verify airflow, read superheat and subcool to see what the refrigerant charge is actually doing, test capacitors and contactors under load, and confirm the condensate path drains properly. On older equipment we look hard at electrical connections, because years of heat cycling in an unconditioned attic or garage loosens lugs and burns terminals.

If the fault is a run capacitor or a clogged drain line, we say so and fix it that day. If the compressor is dead in a twenty year old R-22 system, we say that too, and we lay out honestly what repair costs against what replacement costs. Integrity and honesty are the values Yosef built the company on, and most often they show up in what we tell you not to spend money on.

What you can install.

No-cooling calls in this area tend to fall into a handful of families. Electrical failures come first: run capacitors, contactors, blown fuses in the disconnect, failed condenser fan motors and blower motors, and control boards that gave up after a power event. Airflow problems are next, and they get blamed on refrigerant far too often.

A collapsed flex duct, a crushed return in a finished basement, a filter nobody has changed since spring, or a frozen evaporator coil all read like a refrigerant problem to the homeowner and are not. Then there are genuine refrigerant issues: a leaking evaporator coil, a corroded line set, a low charge that someone topped off last year without ever finding the leak.

Water is its own category, and in humid Maryland summers a plugged condensate drain or a dead pump can put water on a finished ceiling fast. Older R-22 systems introduce a real decision, since that refrigerant is no longer produced and replacement equipment now ships on R-410A or the newer R-454B. When repair stops making financial sense, we say so and talk through replacement, financing and the $150 off new system installation offer.

Project Day

The hours and the hand-off.

We give you an arrival window and call ahead. The technician arrives in a marked vehicle, protects floors on the way to the equipment, and starts by looking at the whole system rather than the one part you suspect. Expect to be asked questions, and expect to be shown what was found: a burned contactor, a reading on the gauges, a filter that has turned gray.

Nothing gets replaced before you approve the price. Common parts such as capacitors, contactors, fuses, float switches and universal motors are usually handled on the first visit. A specialty part, a coil or an OEM control board may need to be ordered, and if so we tell you the timeline instead of leaving you guessing. Warranty coverage

Two separate warranties usually apply to a repair. The first belongs to the part itself and comes from the manufacturer, and its length depends on the brand, the part and in many cases on whether the original equipment was registered after installation. The second covers our labor. We stand behind the work we perform and back it with our 100 percent satisfaction guarantee, and the specific term for your repair is stated in writing on the invoice rather than implied here.

Ask for it, keep it with your equipment records, and hold onto the model and serial numbers. As a Carrier authorized company we can look up factory warranty status on Carrier equipment directly. Work is performed under Maryland HVACR license MD70918. We are NATE certified, an ACCA member, and BBB accredited with an A+ rating.

Available incentives

Repairs themselves are rarely rebate eligible, and we would rather tell you that than imply otherwise. Utility and federal money is aimed at replacement equipment and efficiency work, not at fixing a failed capacitor. Where it does matter is the moment a repair stops making sense.

Home Comfort Air Services participates in the Pepco and BGE residential rebate programs, which run under Maryland EmPOWER and cover qualifying high efficiency cooling equipment, heat pumps and related upgrades for customers in those service territories. Most of Montgomery and Prince George's County sits in Pepco territory, with BGE serving parts of the area to the north and east. The federal Section 25C credit that used to apply to this equipment ended for anything placed in service after December 31, 2025. Eligibility, efficiency thresholds and available amounts change from year to year, so we check current program terms before you commit to anything.

Why is my AC running but not cooling the house?

Air is still moving, so the blower is fine. The usual causes are a low refrigerant charge from a leak, a dirty or iced evaporator coil, a failed outdoor fan motor, or a contactor that is not pulling in. A clogged filter starves airflow and freezes the coil, which mimics a refrigerant problem exactly. Shut the system off, run fan only to thaw the coil, then have it diagnosed.

How do you find a leak instead of just topping off?

Topping off buys a season and wastes the money, because the refrigerant leaves again through the same hole. We pressure test, use electronic leak detection and dye where the location is unclear, and check the usual failure points: the evaporator coil, brazed joints on the line set, the service valves and the Schrader cores. Once the leak is located you get the repair cost against the replacement cost.

Water is dripping from my indoor unit, what does that mean?

Almost always a condensate problem. In a humid Maryland summer an air handler pulls gallons of water off the coil every day, and that water leaves through a drain line or a small pump. Algae plugs the line, the pan overflows, and the water finds the ceiling below. A float switch should shut the system down before that happens. If yours did not, the switch is missing or has failed.

Should I repair or replace a fifteen year old system?

Age alone does not decide it. Look at the refrigerant, the part that failed and the condition of the coil. An R-22 system is the clear case for replacement, since that refrigerant is no longer produced and the cost of a full charge is punishing. A capacitor or contactor on an otherwise healthy unit is worth fixing. A failed compressor on equipment that old rarely is.

What does a technician actually check on a no cooling call?

The indoor and outdoor equipment get treated as one system. We read static pressure across the air handler to see what the ductwork is doing, verify airflow, take superheat and subcool to judge the actual charge, test capacitors and contactors under load, check the disconnect and fuses, confirm the condensate path drains, and go through the thermostat and control wiring driving all of it.

What makes one AC repair cost more than another?

Mostly the part and the access. A capacitor is a stocked item. An OEM control board or an evaporator coil has to be ordered and takes far longer to install. Refrigerant work adds recovery, evacuation and a properly measured charge. An attic air handler behind a knee wall in an older bungalow simply takes more labor than a basement unit. Does a repair void or affect my manufacturer warranty?

A properly performed repair does not void anything. What causes denied claims is missing registration and missing maintenance records, since most manufacturers require both. Parts carry their own factory coverage, and the term depends on the brand and on whether the original system was registered after installation. Our labor coverage is stated in writing on your invoice. Keep the model and serial numbers with that paperwork.

Why do so many AC failures happen in August here?

Because the Mid-Atlantic dew point does the damage, not just the temperature. By August a system has run nearly nonstop for weeks, and heat cycling has been loosening electrical lugs and drifting capacitor values since June. Weak parts survive a mild day and quit on a humid one. That is why a spring tune-up catches most of them: a capacitor tested in April is a repair, not an emergency.
