What Adelphi weather actually does to HVAC systems.

Adelphi gets the same humid subtropical summer as the rest of the DC suburbs, but the Northwest Branch valley cutting through the middle of it adds a wrinkle. Low lying streets near the stream park hold moisture and fog longer in the morning, and crawl spaces and below grade basements in that corridor stay damp well into June. July highs sit around 90 degrees with dew points in the low 70s.

Winters run mostly in the 20s and 30s, with a handful of single-digit nights and one or two freezing rain events a year that turn Riggs Road and Metzerott Road into a mess. The shoulder seasons barely exist, so heating and cooling often get called on in the same week.

For Adelphi's housing stock that pattern is hard on two things in particular: old ductwork and undersized returns. Ramblers built in the 1950s were designed around a simple furnace and generous supply trunks, and when central air was added later the return side almost never got upgraded. In August that means high static pressure, a coil that ices over, and a system that quits on the hottest afternoon of the year.

In the garden apartment buildings along Riggs Road and University Boulevard, through-wall units and older heat pumps carry the whole load, and a January cold snap in the single digits pushes them straight onto resistance strip heat.
