Is my old boiler worth saving instead of replacing?
Frequently, yes. Cast iron boilers and radiators are durable, and the real complaint is usually air trapped in the loop, a tired circulator, or a control that has drifted out of adjustment. We bleed the system, check circulation, and run a combustion test before recommending replacement. That is the difference between a modest repair and a whole project. Can I cool a rental unit that has no ductwork?
Yes. A ductless mini split mounts a slim indoor head high on a wall and connects through a small penetration, handling heating and cooling from one outdoor unit. For duplex and garden apartment units running on window units, it is quieter, easier on a Pepco bill, and it gives the windows back. Several indoor heads can run from one outdoor unit where the layout allows it.
Why does my house smell musty even with cooling running?
Two causes are common here. Uninsulated supply ducts in a damp basement sweat and wet everything near them, and leaks on the return side pull basement and crawl space air straight into the living rooms. Sealing the return, insulating the cold runs, and adding a dedicated dehumidifier addresses the smell at its source. An air conditioner by itself will not dry out a low, damp basement.
What should a landlord check before the first cold week?
Heat exchanger condition, venting, and the filter. In units that have turned over a few times, filters go unchanged for years, which overheats the exchanger and shortens its life. Confirm the flue is clear and drafting properly, test for carbon monoxide at the appliance, and make sure every level with sleeping rooms has a working detector. Doing this in September avoids a no heat call in January.
My air handler sits in a hall closet. Any concerns?
Two of them. Clearance, because the closet was framed around an older and smaller cabinet than what is sold today. And the return, since many closet installations pull air through a louvered door that cannot pass what the blower wants. If the door whistles or the filter bows inward, the system is starved. A larger return grille fixes that, not a bigger piece of equipment.
Are low basement ceilings a problem for new equipment?
They can be. Older Bladensburg basements often have seven foot ceilings with pipes and beams hanging below that, so an upflow furnace with a plenum and a coil stacked on top may not fit under the joists. Horizontal or low profile equipment, or a downflow arrangement, usually solves it. We measure the actual clear height, including the path the duct has to take, before recommending anything.
