That last one fails more often than the tank does. On gas units in basements we check the thermocouple or ignition assembly, the burner, draft at the hood and the condition of the vent connector, particularly where a furnace replacement has left the tank alone on a large flue. For a replacement we measure the door and the path out before anything is ordered, because in a closet install the access is the job.

How fast can you replace a water heater between tenants?
Usually quickly, provided we know what we are replacing before we arrive. Send us the rating plate, the closet or basement location and the door width, and we can bring the right unit on the first trip. What slows a turnover down is discovering on the day that the tank will not fit through the opening, or that the pan drain line was never run.
The tenant says there is hot water but it runs out fast. What is that?
On an electric tank that is usually a failed lower element or lower thermostat. The upper element keeps the top of the tank hot, so there is hot water at first and then it is gone. It is a repair rather than a replacement on a tank that is otherwise sound. On an older one it is worth checking sediment and the anode rod at the same time.
Does a water heater in an apartment closet need a drain pan?
Yes, and it needs to drain somewhere real. A pan with no outlet, or an outlet run to a cap, does nothing once it fills. In an upper floor closet the overflow has to reach an approved discharge point rather than the closet floor. We check that on every closet install, because it is the most common thing we find wrong.
