AC Installation in Silver Spring, Maryland

Montgomery County · 24 hour emergency service

Replacing an air conditioner in Silver Spring is a planned purchase, not an emergency, and it deserves a real load calculation instead of a guess off square footage. We size, match and install cooling systems from the Downtown condo closets out to the Four Corners ramblers.

The Call
AC Installation in Silver Spring

Why people here call us.

Most Silver Spring calls about a new air conditioner start months before the old one quits. The system is fifteen or eighteen years old, it still runs, but it costs more every summer and the last repair quote was high enough to make replacement worth pricing.

That is the right time to have the conversation, because a planned replacement leaves room for the work that actually decides how the new system performs: a room by room load calculation, an honest look at whether the existing duct can carry design airflow, and a check that the electrical service can support the equipment you are considering. Silver Spring makes that interesting because the answer changes block by block.

A fan coil in a Downtown high rise is a clearance and association problem. A 1940s colonial off Woodside Park is a duct problem. A 1958 rambler near Four Corners is almost always a return air problem. We will quote the equipment, but sizing, matching and ductwork are what you live with for the next fifteen years.

Local Detail

What Silver Spring homes ask of this job.

Silver Spring is three replacement markets stacked in one ZIP cluster. In 20910, the Downtown and South Silver Spring condos along Colesville Rd and East-West Hwy run fan coils and water source heat pumps in closets, so replacement is a question of footprint, riser access and what the association approves before anything gets ordered.

Move into Woodside Park, Seven Oaks and Sligo Park Hills and you find 1920s through 1940s bungalows and center hall colonials whose ductwork started life on a gravity furnace: oversized trunks, thin branch runs, one central return. Dropping a correctly sized condenser onto that duct will not fix a hot second floor, so we measure static pressure and plan duct changes inside the quote instead of after the install.

North and east through Four Corners, Woodmoor, Northwood Park and Franklin Knolls in 20901, 20902 and 20904, the stock is mid century brick ramblers and split levels with crawl space or attic duct, undersized returns and finished basements added long after the original system was sized. Line sets in those houses are frequently original, so reuse versus replacement gets decided on line size, condition and the refrigerant the new equipment uses.

What We See

The problems that keep coming up.

  1. Downtown condo closets where the new air handler has to match a fixed footprint, and the association wants the plan, the insurance certificate and the work window approved in advance.
  2. Gravity era trunk duct in Woodside and Seven Oaks colonials measuring static pressure far above what a modern variable speed blower needs to reach design airflow.
  3. Four Corners and Woodmoor ramblers where a single central return is the real capacity limit, not the tonnage stamped on the outdoor unit.
  4. Existing evaporator coils left in place under a brand new condenser, so the matched pair the efficiency rating was based on never actually exists in the house.
  5. Electrical panels in 1950s Silver Spring homes already full, which turns a straightforward heat pump upgrade into a service capacity conversation before equipment gets selected.
The Visit

How the appointment runs.

A replacement quote here starts with a walk through, not a nameplate reading. We measure rooms, count windows and orientation, look at insulation levels and run a Manual J load calculation, because existing tonnage is often a previous contractor's guess.

Then we check static pressure and return sizing on the duct you already have, inspect the coil and whether a matched coil is required, look at line set size and condition, trace the condensate path to a drain that actually works, and open the electrical panel. In a Downtown condo we confirm clearances, riser access and building rules before quoting anything.

You get written options: a straight replacement, a properly matched system, and a version that includes the duct or return work, with the tradeoffs spelled out. Montgomery County mechanical permits and inspection are part of the job and we pull them.

What Shapes the Job

What decides the scope here.

The equipment is rarely the part of a Silver Spring replacement that decides the scope. Five other things usually do. The duct system comes first: a load calculation that lands on three tons is meaningless if the return side can only carry two, which is common in the 1950s and 1960s brick around Four Corners and Woodmoor where a single center hall return feeds the whole house.

Second is the line set, which can sometimes be reused and sometimes cannot, depending on its size, its condition and the refrigerant the new system uses. Third is electrical, since a modern outdoor unit and a heat strip package have to fit the panel you actually have.

Fourth is condensate: a basement unit drains by gravity, an attic or closet unit needs a pump, a secondary pan and a float switch that will shut the system down before your ceiling finds the problem first. Fifth is the building, in the Downtown and South Silver Spring condos, where footprint, riser access, elevator reservations and association approval govern the schedule more than anything mechanical. We put all five in front of you at the quote rather than discovering them on installation day.

Timing

When this goes wrong in Silver Spring.

The best time to replace a system in Silver Spring is the season you are not using it. Spring and fall are when schedules are open, equipment is available, permits and inspections move at a normal pace, and you can take a day to compare options instead of choosing under pressure in a hot house. Replacing in the middle of a July heat wave means the shortest list of available equipment and the least room to think.

There is a paperwork calendar too. Pepco and BGE run their residential rebates under EmPOWER Maryland, and some of those programs want documentation or a participating contractor confirmed before the work rather than after, so starting the conversation early is worth actual money. The federal Section 25C credit is no longer part of the math: it ended for equipment placed in service after December 31, 2025.

If your system is fifteen years old and limped through last summer, the useful move is pricing the replacement in April, not in the middle of the first heat wave.

Why Us, Here

Working in Silver Spring.

Our office is at 9737 Mount Pisgah Rd in Silver Spring, 20903, so this is our own town, not a service area we drove to. Yosef started the company in 2014 after years as a service technician, which is why we measure before we quote. We are NATE certified, Carrier authorized, an ACCA member, and BBB accredited with an A+ rating. We participate in the Pepco and BGE residential rebate programs.

The $150 off a complete heating and cooling system applies here, financing is available, and we size to the load calculation instead of to the largest system we could sell you. Maryland HVACR license MD70918.

Questions
Asked in Silver Spring

Common questions.

My AC is sixteen years old but still works. Replace it now?

If it holds charge, runs quietly and is not on R-22, nothing says you must replace at sixteen. What matters is repair history, the cost of the next likely failure, the refrigerant it uses and your summer Pepco bills. A planned replacement in spring or fall also leaves time to correct duct and return problems, which is not possible during a July breakdown.

Do I need a permit to replace an air conditioner in Silver Spring?

Yes. Montgomery County requires a mechanical permit for equipment replacement, and associated electrical work is permitted too. We pull the permit and handle the inspection as part of the installation. A contractor who offers to skip permitting to save you money creates a problem when you sell the house, and it means nobody independent ever reviews the work that was done inside your walls.

Can my Downtown condo get a new system without association approval?

Almost never. Buildings along Colesville Rd and East-West Hwy control anything touching shared risers, condensate lines or the water loop, and most require an approved contractor, a certificate of insurance and a scheduled work window. We sort that paperwork out before ordering equipment, because a fan coil that does not fit the closet or the building rules is an expensive mistake.

How long does a full system replacement actually take?

A straightforward changeout in a house with sound ductwork, a usable line set and a basement air handler is normally a single day. It grows from there for real reasons rather than invented ones: an attic air handler with awkward access, return duct that has to be enlarged, a new circuit or a panel change, condensate routing that does not exist yet, or a condo where equipment has to come up a freight elevator on a booked slot. You get the expected duration in writing with the price, and if something changes we tell you before we proceed.

What is R-454B and does it change what I should buy?

It is one of the lower global warming potential refrigerants that new residential equipment moved to, replacing R-410A in new systems. For you it mostly means two things. Indoor and outdoor equipment has to be matched, so putting a new outdoor unit on an old indoor coil is generally not an option any more. And the installation quality matters as much as the equipment, because these systems are less forgiving of a sloppy evacuation or a charge that was eyeballed rather than measured.

Can I use a Pepco rebate and your $150 offer on the same job?

They come from different places, so yes, though each has its own conditions. Our $150 off applies to a complete new heating and cooling system installation and comes off the quoted price on the proposal. The utility rebate is determined by Pepco or BGE under their EmPOWER program based on the efficiency rating of the specific equipment installed, and we will not quote you a dollar figure we do not control. We confirm what your equipment qualifies for before you commit and prepare the paperwork alongside your invoice.
