Most Brentwood water heater jobs turn on one question that has nothing to do with the equipment: will it fit. Insulation requirements have made modern tanks slightly larger than the ones they replace, so a like for like swap chosen by gallons alone can fail on height or width. Brentwood and North Brentwood grew up as streetcar suburbs, and the housing is early twentieth century: modest frame houses, bungalows with deep porches, foursquares, and additions built on over decades along Rhode Island Ave, Windom Rd and the streets off the Trolley Trail. North Brentwood, incorporated in 1924, is one of the oldest African American municipalities in Prince George's County, and much of its original housing is still standing and still lived in.
That stock creates a specific set of water heater problems. Lots are narrow and side yards tight, so there is no easy exterior route for a new vent termination. Basements are often partial or unfinished with low headroom, so the tank frequently sits in a closet inside the living space instead, sharing a few square feet with the furnace.
In 20722 we routinely find a closet with barely an inch of clearance around the cabinet, a door narrower than the tank, and combustion air openings that were sized for equipment installed forty years ago. Where the house heats with a boiler and cast iron radiators, the water heater is a separate appliance with its own venting, and it is often the older of the two.
The problems that keep coming up.
- Replacement tanks that will not clear the closet door or the ceiling, because modern insulation makes a fifty gallon unit larger than the one it is replacing.
- Utility closets with clearances to combustibles and combustion air openings sized for equipment installed decades ago, which will not do for a new gas water heater.
- Thermocouples and pilot assemblies failing on gas tanks in closets with marginal combustion air, so the pilot drops out whenever the door is shut tight.
- Water heaters sharing a short flue with a boiler in a partial basement, where the vent connector rise is too shallow to establish reliable draft on a windy day.
- Sediment and a fully consumed anode rod on tanks past fifteen years, still producing hot water and one cold snap away from splitting at the bottom seam.
How the appointment runs.
The first ten minutes of a Brentwood visit are a tape measure. Closet width and depth, door opening, ceiling height, clearance on every side of the cabinet, the size and location of the combustion air openings, and the rise and length of the vent connector. Then the path out of the house, because these hallways and porch steps are narrow.
Only then do we look at the appliance: rating plate age and capacity, relief valve and discharge, sediment and anode condition, thermostats and elements on an electric unit, burner, pilot, thermocouple and draft on a gas one. Parking on these streets is tight, so we bring what we expect to need in one trip.
If the closet cannot take a current tank of the size you want, we say so in the quote rather than on installation day, and we lay out the alternatives, usually a shorter and wider model.

Will a new water heater fit the closet in my Brentwood house?
Often, but not always at the same capacity. Modern tanks carry more insulation, so a new fifty gallon unit can be taller and wider than the one you are replacing. Short and lowboy models trade height for diameter and solve a lot of these closets. We measure the closet, the door and the route out during the estimate and quote what fits.
Can we go tankless to free up the closet space?
It is a genuine option, since a tankless unit hangs on the wall and takes a fraction of the footprint. What it needs is a gas line sized for a much larger burner, dedicated sealed venting through an exterior wall, and condensate drainage on a condensing model. On a narrow lot the vent termination takes some thought. We check the gas supply before pricing it.
Our water heater and boiler share a flue. Is that a problem?
It can be. Two appliances on one flue is common in these houses, and it works when the flue is correctly sized and both connectors have proper rise. In a partial basement with low headroom the rise is often too shallow, leaving draft marginal on a windy day. We test draft rather than assume it, and read carbon monoxide in the living space.
