North Brentwood, incorporated in 1924, is one of the oldest African American municipalities in Prince George's County, and much of its original housing is still standing and still lived in. Along Windom Rd and the streets off Rhode Island Ave the pattern is consistent: narrow lots, tight side yards, modest frame houses with deep porches, and partial or unfinished basements.
Ductwork, where it exists at all, was added long after the house was framed, threaded through closets and chases with turns tight enough to drive static pressure well up. The furnace itself is often in a closet with barely a few inches of clearance, and the flue runs a short distance straight up through the roof rather than out to a chimney.
Short flue runs sound convenient and are not: they give a natural draft appliance less stack height, so draft is marginal and a partial blockage becomes a problem faster. The Gateway Arts District redevelopment along Route 1 added newer buildings with sealed combustion equipment and side wall venting, and those sit a block away from a 1915 frame house with an 80 percent furnace in a hall closet.

Will a new furnace actually fit the utility closet in my house?
Often, but not always, and it is worth checking before you commit. Cabinet widths are standardized and the narrow ones fit most Brentwood closets, but clearances to combustibles and combustion air openings are the part that fails an inspection when they get ignored. We measure the closet, the door and the vent path on the first visit and quote what actually fits.
My furnace has a short flue straight through the roof. Is that a problem?
Not by itself, but it leaves less margin. A natural draft appliance relies on stack height, so a short run drafts weakly and is more sensitive to a partial blockage, a windy day, or a house air sealed since the furnace went in. We measure draft rather than assume it. If the readings are marginal, a sealed combustion furnace venting out a side wall solves it.
We heat with radiators and have no ductwork. What are our options?
You have two honest paths. Keep the boiler and radiators, service them properly, and add a ductless heat pump for cooling and shoulder season heat.
