Usually yes. Do I need co-op approval before you repair my Greenbelt Homes unit?

For a repair to equipment that is already in place, generally no. For anything that changes the exterior, including moving or replacing an outdoor condenser, adding a line set cover or cutting a new penetration, Greenbelt Homes review and approval comes first. Why does my Greenbelt East townhouse cool the main level but not upstairs?

Usually the duct, not the air conditioner. Townhouse duct here often runs through unconditioned space, so cooling is lost before it reaches the top floor, and the return path upstairs is frequently undersized. Do I need cooperative approval before you repair my unit?

Usually not. On a multi-zone system the heads share one outdoor unit, and a single head that will not perform most often points to its branch valve, a refrigerant distribution issue or a communication fault back at the condenser rather than to a failure inside the head itself. Replacing the head first is a common and expensive mistake. We test the system as one circuit, which is the only way to tell the difference.

Why does my Greenbelt East townhouse cool downstairs but not up?

Almost always airflow rather than capacity. In townhouses the supply runs to the top floor pass through the hottest part of the structure, returns are frequently undersized for the upper level, and stack effect works against you all summer. A bigger system does not fix a distribution problem and often makes humidity worse by short cycling.
