How the appointment runs.

My downstairs is fine and the upstairs never cools. Is the AC failing?

Usually not. In a Wheaton Cape Cod the second floor has one or two supply runs through a knee wall and no return, so air cannot circulate back and the bedrooms never catch up. Turning the thermostat lower just runs the equipment harder and makes the ground floor clammy. Both. Shade lowers the air temperature the unit rejects heat into, which is genuinely good. What is not good is what falls out of those trees. Leaf litter, maple seed and pollen mat into the coil fins and against the fan guard, head pressure climbs, and the compressor works hot all summer. Keep the surrounding two feet clear and have the coil washed properly rather than sprayed at from the side.

My condo has rules about HVAC work. Does that slow down a repair?

Not if we know before we come.
