Can I use my existing chimney for a new furnace in Cheverly?

It depends on the furnace. An 80 percent furnace still vents into the chimney, and in most of these houses the flue needs a properly sized liner rather than the open masonry it has now. A 90-plus percent furnace bypasses the chimney entirely and vents through PVC out a side wall. On a sloped Cheverly lot, that termination point is worth checking early.

My water heater shares the flue with the furnace. Does that change anything?

Yes, and it is a common arrangement here. If we replace an 80 percent furnace with a high-efficiency one, the water heater is left alone on a chimney sized for two appliances, which usually will not draft properly.
