Bethesda has real hydronic heat, but it is unevenly distributed. Plenty of the 1930s through 1950s colonials were converted from boilers to forced air when central air went in, and the houses that still have radiators tend to be the ones where somebody liked them: quiet, even heat with no air blowing across a room.

At the other end, a good share of new construction here has hydronic in it deliberately, a radiant floor in a basement or a master bath, or a boiler running a couple of zones alongside a forced air system. And downtown, a heating complaint in a condo is often a boiler question even though there is no boiler in the apartment. What these have in common is that they are not forced air, and hydronic diagnosis is a separate discipline.

A cold radiator, a cool radiant floor and a fan coil that will not heat are three different problems with three different causes. We start by identifying which system you have and where in it the heat is stopping.

The house side is concentrated in the older, smaller-lot neighborhoods in 20814 and 20815: Edgemoor, Battery Park, Chevy Chase Terrace, Wyngate and parts of Alta Vista, where 1930s through 1950s brick colonials and capes were built with cast iron radiators or early fin tube baseboard fed by a basement boiler. Some of those were converted to forced air over the following decades, which is why ductwork in those houses was so often routed wherever it would fit.

West and north through Bradley Hills, Burning Tree, Glen Echo Heights, Wood Acres and Carderock Springs, mid-century houses are steadily being replaced by large new construction, and the new houses frequently include a boiler for radiant floor zones, a mudroom slab or a basement loop, plus an indirect water heater sized for a house with several baths. Downtown Bethesda and the Woodmont Triangle are the third category: mid-rise and high-rise condos where a central plant supplies a hot water loop to fan coils or water source heat pumps in every unit.

In those buildings the association controls the loop, the schedule and the shutdowns, and what you can change inside your own closet is limited by what the building allows.

How the appointment runs.

In a house, we read system pressure and temperature, check the expansion tank charge and the air separator, inspect the circulator and each zone valve, verify the aquastat and outdoor reset settings if there are any, and run combustion analysis with carbon monoxide testing. Then we walk the floors and check every radiator or radiant zone against the thermostat that is supposed to control it.

In a downtown condo the visit works differently. The fan coil, its valve and its controls are usually yours, but the loop, the pumps and the plant belong to the building, so we need to know what management has already done and whether other units report the same thing. Closets in those buildings are small, service access is poor, and elevator, loading dock and engineer coordination all take time. Tell us the building rules when you book so we bring the right plan.

Is a condensing boiler worth it on an old Bethesda radiator system?

It depends on your water temperature, and that is a real constraint rather than a technicality. Condensing boilers hit their advertised efficiency only when return water is cool enough to condense the flue gas, roughly below 130 degrees. A cast iron radiator system designed around 180 degree water often will not do that in January. If the radiators are generous for the load, the numbers can work.

My condo says my fan coil is the problem. How do I know?

By checking the water first. If the loop coming into your unit is not hot, no amount of work on the fan coil fixes anything, and that is a building plant or pump issue. If the loop is hot and the unit still will not heat, the likely causes are a failed zone valve, a plugged coil or a control problem in the closet.

We are renovating. Should we keep the radiators or switch to forced air?

Keeping them is often the better move. Radiator heat is quiet and even, and converting means finding room for ducts and a real return path in a house never framed for either, which is why so many converted Bethesda houses have high static pressure and noisy registers. A common middle path is keeping the boiler for heat and adding ductless purely for cooling.
